When to Replace Roof Tiles

Tile is a popular roofing choice for many homeowners. It’s attractive, durable, and cost-effective. But like all things, tile does not last forever. So when should you replace the roof tiles?

If kept up, roof tiles generally last between 50 and 100 years. This is much longer than asphalt shingles, which typically last between 20 and 30 years.  

If you want your roof tiles to last a long time, you must regularly maintain them. When a tile breaks, you should replace it. You should also replace the underlayment when necessary. Underlayment or roofing felt is a protective barrier between the plywood and shingle layers of a roof. This protective barrier can last more than 30 years when two layers of underlayment are used.  

To extend the roof's life and performance, roofing experts pull the roof tiles, replace the underlayment, and then relay the tiles. This process is referred to as a tile reset.  

Do Tile Roofs Need to Be Sealed?  

A tile roof does not need to be sealed since tile keeps moisture out adequately when the underlayment is placed below. Even so, annual maintenance is recommended.  

When performing a roof inspection, roofing technicians will inspect the roof for broken tiles and look for roof damage in areas such as roof valleys. Roof valleys are junctures in a roof that mark a change in the angle or direction of the roof. If these valleys regularly collect debris, technicians may cut back the tile and install a channel to let the water run off more effectively.  

How Often Should a Tile Roof Be Cleaned?  

Tile roofs are easy to maintain and look great even when not regularly cleaned. Tiles can withstand strong heat, hail, and debris from high winds if laid properly.  

The time when tiles should be cleaned can range from every few weeks to every couple of years; however, once a year is the most common tile cleaning schedule. Tiles should be cleaned when there is an accumulation of leaves on the roof. Leaves should not be left on the roof indefinitely.  

If your home faces north, it’s possible it gets less direct sunlight and experiences algae accumulation. While algae are unlikely to do much harm to the roof, the appearance is unsightly to many and would warrant a good roof cleaning.
