Should I Repair or Replace My Roof?

1/15/2024

Should I Repair or Replace Roof? The significance of a sound roof cannot be stressed enough.

With a newly installed or repaired roof, the look and feel of the house can quickly turn from an unsightly and uncomfortable place to a luxurious residence. A good roof is not only important for the appearance of your home but also for the safety of your household. Therefore, you should regularly inspect and maintain your roof.

The safest, most thorough way to inspect your roof is to allow a roof inspector to perform the inspection. However, you can first perform a basic inspection yourself. One way to do this is by simply looking at the roof from street level.

Do you notice any missing shingles or dark spots? These are just a couple of signs that may signify it’s time for a roof replacement or roof repair. But which would be best for you?

Here are three things to consider when deciding between roof repair and roof installation.

Roof Age

How old is your roof? Like all things, roofs have an expected lifespan. For example, an asphalt roof's lifespan is 15 to 30 years. However, a few factors can either maximize or minimize this amount of time.

One factor is installation. How well your roofer installed your roof can determine whether it will last well into the future or need replacement sooner rather than later. If your roof was installed incorrectly, you may experience structural damage, loose shingles, and increased vulnerability to storms.

Attic ventilation also has a significant impact on roof longevity. Improper ventilation could lead to excessive trapped air, roof deterioration, and cracked shingles.

Expected Length of Stay

How long do you plan on staying in your home?

If you are still on the market for your dream home and are experiencing few to no roof issues, you may not need a roof replacement. Alternatively, if your roof has experienced severe storm damage, has shingles that are visibly curling, or has mold, it's likely time for roof replacement.

Additional reasons to consider roof replacement are if you plan on reappraising, selling, or remodeling your home. Roof replacement will improve curb appeal, add value to the home, and please the new residents.

Financial Situation

The last thing to consider is your budget. A roof replacement is a valuable yet expensive financial investment.

For most homeowners, roof replacement will take extensive planning. Suppose you are not currently in the position to replace your roof; work with your roofer to take care of any roof repairs that will help your roof in the meantime. Also, talk to your roofing company about any financing options available to cover the cost of a new roof.
